That process can be defined as: delivering not only a thoroughly considered design but also facilitating a built product which is competently and professionally managed. We will briefly outline our services and refer to past projects relevant to their brief. Once we have understood the requirements and level of service required by the client, we will respond with our fee proposal. Every project has 3 essential ingredients: the client, the budget and the site. We will generally produce rough pencil sketches, to scale, which begin to define space, massing, circulation, flow, location, orientation and will broadly outline how the home works internally and with the external site parameters. This makes for an interactive process where the client may have a say in what will be built. Accurate areas are now possible and once the client accepts the design we brief the professional Q.S. The advantage of appointing the Q.S is that should the proposed project not meet the limits of the budget, between the architect and the Q.S, suggestions will be made on how to trim the project into an acceptable budget. At this early stage the architect is able to amend their design drawings (within reason) to suit the clients budget, without any further fees being charged. Plans are prepared to the council’s requirements so that building plan approval can be achieved. We prepare a standard document, which outlines tender and contract conditions, along with a basic list of specifications for certain trades. Included in the tender package are the drawings, the conditions of tender and contract, as well as a list of P.C costs and provisional sums. Once the tenders return, we will compile an assessment of the submission. Assist with the contract between the client and the contractor. Update the drawings, technical specifications & details outstanding on the project since tender stage. Co-ordination of all consultants and specialists during construction. Scrutinise the contractors and sub contractors shop drawings. Produce and provide the Client with as built drawings. Once these items have been shopped for and are chosen, the client then forwards the approved quote to the architect who will then inform the contractor to arrange delivery of the same. designing of bathroom layouts and vanities, selecting of the internal finishes referred to in the provisional allowances, design for built in cupboards, kitchens, built in joinery items etc, the architect can either refer an interior designer, or may offer to take on the work themselves, as a supplementary service which is charged out for on a time basis. Clearly defined in the contract between the client and the contractor, is a list of procedures which the architect must follow to ensure the satisfactory completion of the project. The banks will is most cases also require a list of certificates from each consultant, prior to the release of the final amount due on the building bond.
